Should be done as often as it’s needed.
Keeping water out from under your driveway will make it last much longer. Keeping the cracks filled is a very inexpensive way to keep the water out.
Routing
This is a process that can be done prior to crack filling.
New cracks, meaning cracks that haven’t been filled yet, can be routed. This creates an even channel for the rubberized crackfill material to seep down into.
This should be done the first time 1 to 2 years after paving, then every 3 to 5 years depending on amount of wear and tear on the surface, for example, a driveway that gets cleared by hand, by a small snowblower or a plow with a plastic edge on its blade will need to be sealed less often than a driveway that’s gets cleared by a plow with a heavy steel edge on its blade.
Patching only needs to be done when all the other maintenance items lose their effectiveness. Fox example, you cannot crackfill alligated cracks that exist in several or many areas of the driveway. Once deterioration like that occurs, the only option may be patching. There are several ways to patch asphalt.
Infrared patching
This involves heating up the top layer of the asphalt until it reaches a near liquid state.
Then we can add new asphalt to the repair area.
Then we can compact the repaired area.
This involves milling or grinding down and removing a portion of the asphalt surface.
Then we replace the removed material with new asphalt.
This involves removing all of the asphalt in an area and replacing it in one or several layers.
This type of repair is the most costly but it also gives you the highest quality and longest lasting repair.
This type of repair may or may not include replacing the underlying stone base as well prior to replacing the asphalt layer(s).
